The Norma Street project saw a complete conversion from a 5000m2 warehouse to 16 upscale residences. The homes were designed to complement the history of the surrounding neighbourhood whilst maintaining a modern edge. In a thriving area popular with students, young professionals and families, the Norma Street project adds significant value to the area.

Despite previously being a 100 year old foundry, Dellta Projects applied our broad expertise when it came to environmental management and resolving issues.

Site investigations revealed extensive heavy metals in the soil, as well as multiple underground fuel storage tanks that required consideration. We initiated an interim audit advice to lock in the density, whilst also adhering to a strict professional risk management plan.

Each allotment was built as a profitable house and land package. We executed a clear planning strategy to ensure boundary to boundary construction to meet standards. This allowed purchasers the ability to settle individual blocks - through individual planning approvals - with their financial lenders, now meeting Australian Property Institute guidelines and avoiding split loan contracts.
