Consisting of two older homes on connecting streets, this amalgamated site provided the opportunity for substantial uplift in density due to its proximity to public transport. Ideally suited to the first home buyer or investor these townhouses were designed with a careful budget in mind.

Taking over the project following an existing planning approval, Dellta Projects assisted in turning it into a construction ready project by negotiating favourable terms for the clients, which minimised holding costs and allowed for immediate commencement on site by the builder.

Comprising 7 two storey dwellings and 7 three storey dwellings, there was a lot to take charge of with selections, specifications, contract management and administration. Having secured this opportunity with 8 presale contracts in place it was imperative to take control of the construction process asap in order to meet contractual conditions and hand over dates.

Dellta Projects also devised a sales strategy and marketing campaign for the remaining 6 dwellings which saw it adopt a two-part strategy. In the first instance investment channel sales would be used to move the houses during construction. With any remaining unsold houses to be sold through a traditional agency campaign post construction handover.
